A draft Meijer's conditional use permit was scrutinized and modified by the Plan Commission Thursday.
The Sussex Plan Commission continued its exhaustive review of the Meijer proposal deep into Thursday night while it scrutinized a draft document outlining parameters of the development. Village staff presented a draft of Meijer’s conditional use permit, which outlined everything from the flow of truck traffic on the new site to the height of fencing at the store. The document contained well over 20 requirements for the developer to adhere to. Meijer is proposing to build a 191,000-square-foot, 24-hour, mixed grocery store and retail center on the site. After a marathon public hearing, the Plan Commission will review the initial draft of the Meijer conditional use permit later this month.
The Sussex Plan Commission will review the conditional use permit for the Meijer development at its meeting Jan. 17. Village staff was directed to craft the permit after an unprecedented marathon of a public hearing. After seven hours, separated by two separate meetings Nov. 28 and Dec. 20, 35 evidentiary exhibits, and testimony from residents, attorneys, and experts, the Plan Commission moved forward to the next step. Meijer is planning a 191,000-square-foot, 24-hour grocery and retail store on the corner of Highway 164 and County Highway K. Meijer is also considering a similar sized project in Oak Creek. About a dozen Town of Lisbon residents voice their concerns during plan commission meeting.
A group of residents voiced their concerns over the proposed Meijer store during a Plan Commission meeting on Thursday night, according to the Sussex Sun. The paper is reporting that about a dozen people - most of whom are from the Town of Lisbon - told commissioners they are concerned with the "size of the building, amount of traffic it will generate, its proximity to an adjacent wetland, and plans to operate the super center and a gas station 24 hours a day and seven days a week." According to the paper, this is the first sign of "potential public opposition." A flier was circulated, indicating similar concerns, throughout the village earlier this month. Store would be retail, grocery and pharmacy at Highways K and 164.
Sussex residents may have another place to shop as Meijer is working on a plan to put a store in the village, according to village leadership. The store, which would consist of retail, grocery and pharmacy, is expected to a little less than 200,000 square feet, according Village Administrator Jeremy Smith. "Any time we have the opportunity to have another business come into the community, certainly one with Meijer's history, is a positive for the community, but there is a lot of things through the planning process that we have to go through," he said on Wednesday. The company plans to open a new storage facility at old Huffy Sports warehouse.
Quad/Graphics Inc. wants to use the old Huffy Sports warehouse on South Corporate Circle near Lisbon and Pewaukee roads for additional paper storage, a move that would be welcomed by village officials. Troy Dolan, a representative from the printing company, spoke with the Sussex Plan Commission Thursday about using half of the almost 200,000-square-foot building. “The property will be a warehouse for our paper department,” Dolan said. “We will have anywhere between two and four employees. Company's plans are 50 percent through the approval process, but a financing agreement with village still needs to be hashed out.
Menomonee Falls is one step closer to welcoming the division headquarters of a global corporation to the village. The Plan Commission this week gave Eaton Corp. approval to construct a nearly 102,000-square-foot office and research laboratory in the Woodland Prime Office Park along Good Hope Road. The plans need to go before the Architectural Control Board Aug. 22 for a final approval. However, even with the plan approval, the company and the village are still in talks about financing for the project. The project, estimated at $15 million, would receive a total of $3 million in public financing.
