Glen at Seven Stones to feature 56 ranch-style homes in Sussex next spring, and construction is going smoothly.
It’s only been a few weeks since ground was officially broken for the new Glen at Seven Stones condominium development, but Sussex officials are already exuding excitement for what the development will mean for the village when it opens next spring. “It’s going really well,” said Village Administrator Jeremy Smith. “We’re right at the stage where we’re about ready to put the curb and gutter in and pave the roads. The utilities are in and we’ll soon be ready for the developer to start putting in the condos.” In fact, four of the new ranch-style homes have already been sold, according to the developer, Cornerstone Development of Southeastern Wisconsin. That’s despite a generally difficult housing market and with the chill of winter already …

Village agrees to help developer; construction on 56-unit project could begin this fall.
Village Administrator Jeremy Smith said road and sewer improvements for the Glen at Seven Stones condominium development could begin by mid-September. The Village Board has approved a new developer agreement for the project, with a special assessment that will allot up to $500,000 for the improvements. Once the work begins, it will clear the way for the development to take shape. “The plan is now we will start bidding out for the improvements,” Smith said. “Once we award the contract to get the improvements going, they will be able to start coming out of the ground with their buildings.” The Glen at Seven Stones, which is being developed by Cornerstone Development, will consist of 56 ranch-style homes located near Highway 164 and Seven …

Glen at Seven Stones is cleared for construction once developer is ready to proceed.
The Glen at Seven Stones condominium development is ready to become a reality. The Sussex Village Board gave unanimous approval Tuesday to allowing the development to be constructed near Highway 164 and Seven Stones Drive once developer John Wahlen of Cornerstone Development begins preselling units. “They’re really beautiful condos,” Trustee Jim Batzko said. “Everyone is pretty excited about getting this going.” The condo development will contain 56 ranch-style homes ranging in price from the mid-$200,000 to mid-$300,000. The buildings will consist of four units per building, some of which containing basements. The units will have a “European design” to them, Wahlen said, and range in size from 1,400 square feet to 1,800 square feet. An …

Slumping economy isn't stopping developer from moving forward with 56-unit project off Highway 164.
Despite a sluggish housing market in Wisconsin and the rest of the country, a stalled condominium development on Highway 164 and Seven Stones Drive in Sussex is coming back to life. The village's Plan Commission voted unanimously Thursday to approve the site and architectural plans for the Glen at Seven Stones condominium project. The project, which contains 56 homes in 15 buildings and one clubhouse, was initially planned in 2008, but fell apart with the collapse of the housing market. The units range in cost from the mid-$200,000s to the mid-$300,000s, and in size of 1,400 square feet to 1,800 square feet. Developer John Wahlen said four different “European design” styles of condominiums will be offered, with two of the styles containing…

Village would fund $1.75 million in road and sewer improvements up front, with developer repaying for the costs during a 10-year span.
Despite some reservations, Sussex officials say they’re willing to pay for public improvements for a proposed condominium development and then recoup that money via a special assessment. The village is moving in that direction even though some Wisconsin counties have backed away from guaranteeing the repayment of such projects. “The times have changed and how you get a development done now is different than five years ago, it just is,” Village Administrator Jeremy Smith said. “We’re reverting to what we did in the '70s and '80s.” The proposed Glen at Seven Stones condominium project calls for 56 units ranging in cost from $225,000 to $300,000 and in size of 1,400 square feet to 1,800 square feet. The units must be presold as part of the …
