Sussex Laundromat Will Soon be on the Move

Plan Commission approves site plan and sends renovation of building to Architectural Review Board for signage and renovation approvals.

The Sussex Plan Commission Thursday night gave preliminary approval to plans by the owner of the Maytag Coin Laundromat, N64w23350 Main St., to remodel a building at the corner of Silver Spring Drive and Highway 74 and move the business there.

Greg Knaebe of Menomonee Falls has owned the laundromat next to NAPA Auto Parts store for seven years. He had been planning to remodel there until he was told by the building's owner that his space is needed  for an expansion of the NAPA store.

Knaebe is now in the process of securing bank financing to purchase the empty office building - most recently a daycare center - at W232N6160 Waukesha Ave.

He intends to demolish the southern tip of the structure, and then reconstruct a new 2,100-square-foot laundry, placing a double wall between it and the remainder of the building. He looks to lease the remaining space for offices.

Kenabi would match the renovated south facade to the architecture of the west facade. The smaller building footprint would allow him to reconfigure the parking lot and increase on-site parking to 19 stalls, according to plans presented to the  commission.

"The current laundry attracts customers from western portions of Menomonee Falls, Lannon and Sussex, and also Merton and even Richfield," he told the commission.

The commission voted to approve the site and preliminary structure plans, but will require architectural drawings to be brought before the village's Architectural Review Board for approval of specific plans, materials and signage.

"I have not, as yet, invested in extensive building plans, but this general plan meets with the village's requirements," Knaebe said.
