Karate Studio Expansion Wins Plan Commission Approval

Studio owner says he wants to expand into the community and needs more space to do so.

The Sussex Plan Commission gave unanimous approval Thursday to allow Okinawan Karate Studio to substantially expand its business.

Brian Ounkham, owner of the karate studio, said he’s planning to expand the studio located in the Wessex Center, N64W24678 Main St. from its current 1,500 square feet of space to 5,600 square feet.

“We’re going to expand a little bit and get a little bit more out there in the community,” he said. “(I) want to grow and I need more space before we can grow it.”

The expansion will allow the studio to expand and offer more classes to community members. Its hours of operation will be 3 to 9 p.m. on weekdays, as opposed to its current hours of 5 to 9 p.m. Saturday hours will remain the same, with the studio opening at 7 a.m. and closing at noon.

Before the improvements take place, the owner of the Wessex Center needs to address a code violation for its fire sprinkler system. Village Administrator Jeremy Smith said there have been multiple complaints about issues at the center, such as the trash not being picked up, but all violations have been addressed.

Other action taken by the Plan Commission:

The commission approved allowing Homestead Drywall Inc. to lease space at N53W24880 S. Corporate Circle. The company will have 2,000 square feet of office space and 1,000 square feet of storage. It will employ five people.

The commission approved the plan of operation for AutoGuide so that company can lease space in the Indian Creek development, N64W24801 Main Street. The company will open the Sussex location to handle the layout of automobile advertisements for guides distributed in Colorado. It will occupy 1,400 square feet in the development and employ five people.
